Rural property takes a different kind of due diligence. I look beyond the house to the land, outbuildings, access, utilities, water, septic, drainage, fencing, and other factors that can affect both how a property works for you and its market value.
Well, septic, outbuildings, fencing, drainage, easements, access, and utilities all matter. I evaluate the property as a whole—not simply the house and acreage count.
CSR2, soils, productivity, drainage, tiling, CRP, leases, terrain, timber, water, and access can materially affect a property's use and value.

After more than 30 years in real estate appraisal, I learned to look beyond the obvious. With an acreage or rural property, value isn't determined by the house alone. An Iowa acreage should be evaluated as more than just a house with extra land. I look at the home, well, septic system, outbuildings, fencing, drainage, road access, easements, utilities and the condition and usefulness of the land. Location and surrounding land uses can matter too. The goal is to understand the entire property before deciding what it is worth and whether it fits your needs.
Acreage values can be more complicated than typical residential properties because no two are exactly alike. I consider comparable sales, location, land quality, acreage, home condition, outbuildings, utilities, access, and other improvements. My 30+ years in real estate appraisal help me separate features that genuinely contribute to market value from features that may have cost a lot but don't necessarily add the same amount of value.
Start with how you intend to use the property. For farmland, I look at soils, CSR2, productivity, drainage, tiling, leases, CRP and access. For recreational and hunting land, timber, water, terrain, habitat, access and neighboring land uses can become much more important. Wells and septic systems deserve careful review because their condition, location, and capacity can materially affect both the usability and value of an acreage. I look at the age and type of the systems, available inspections or testing, well location, septic configuration and whether the systems appear appropriate for the property. Replacement or repair costs can be significant, so these are items I want buyers to understand before making a final decision.
Drainage and access can have a major impact on how an acreage functions and what it is worth. I look for water movement around the home and outbuildings, low areas, drainage patterns, road access, shared drives, and recorded easements. A beautiful property can still have expensive problems if water, access or easement issues are overlooked.
Acreages are rarely identical, which makes comparison more difficult than with typical subdivision homes. I look at CSR2 along with soil types, tillable acres, drainage, tiling, terrain, access, leases and recent comparable land sales. A higher CSR2 can be important, but it should not be used by itself to determine what a farm is worth
Start with how you plan to use the property. For hunting and recreational land, I look at timber, water sources, terrain, food sources, neighboring land uses, access, road frontage and how people and wildlife move through the property. CRP or tillable acres may also provide income while contributing to the property's recreational use.
Land value depends on much more than acreage alone. For farmland, I consider soils, CSR2, productivity, drainage, tiling, access, leases, improvements, and comparable sales. Recreational property may require additional consideration of timber, water, terrain, hunting characteristics, income potential and location.
