West Des Moines continues to show solid buyer activity heading into fall, but the market is giving buyers more time to make decisions than it did earlier this summer.
September data from the local MLS shows the median sale price at approximately $369,000, up from about $359,000 in August. Median days to sell increased to approximately 27 days, compared with 16 days in August and only 11 days in June.
That combination is important. Home values have remained strong, while properties are generally taking longer to sell. For buyers, that can mean more time to evaluate condition, location, comparable sales, and asking price before making an offer. For sellers, pricing the home correctly from the beginning becomes increasingly important as the market moves into fall.
September also showed approximately 74 closed sales, down from about 93 in August. The median list price was approximately $355,000, while the median sale price finished higher at approximately $369,000. Individual results vary significantly by neighborhood, price range, condition, and property type.
As a retired real estate appraiser and licensed Realtor, I look beyond the asking price. I help buyers and sellers evaluate comparable sales, property condition, improvements, location, and resale potential to better understand what a West Des Moines property may actually be worth.
