The Clive housing market has shifted noticeably as we move into fall 2026. Inventory has increased, homes are taking longer to sell than they did during the summer, and buyers have more choices than earlier this year.
September shows roughly 109 active listings, up from about 77 in April. Average days to sell increased to approximately 40 days, compared with about 32 days in July. Months of inventory has also risen to roughly 3.6 months.
The average September sale price was approximately $540,000, while average list price was around $465,000. Those averages can move significantly depending on the mix of homes sold in a particular month, so they should not be interpreted as a direct measure of home-value appreciation or decline.
What this means for sellers: Pricing and condition matter. With more homes competing for buyers, simply putting a property on the market at an aggressive price is less likely to produce the best result. Recent comparable sales, competing listings, condition and location should drive the pricing strategy.
What this means for buyers: More inventory and longer marketing times may provide additional negotiating opportunities. That doesn't mean every Clive property is negotiable. Well-priced homes in desirable locations can still attract strong interest.
